To comply with the Fair Credit Reporting Act (FCRA) (http://www.ftc.gov/os/statutes/fcra.htm) and Gramm-Leach-Bliley Act (GLBA) (http://www.ftc.gov/privacy/glbact/glbsub1.htm):

If you are performing an employment or tenant screening search you must disclose to your respective applicants in writing that this background check will be done, get their written authorization allowing you to do so and keep their signed waiver on file a minimum of three years, as well as acknowledge that you will not use the information obtained in violation of any applicable local, state, federal or international law or regulation.  Below is a sample release form you can provide to your applicants or you can use your own form.
